BOOKING CONDITIONS

The applicant accepts these conditions on behalf of all members of their party.

Only persons named in the booking form are entitled to use the property.

Check in/check out: The property is available from 4pm on the day of arrival and must be vacated by 10.30am on the day of departure (it may be possible to change these times please contact us and we will try to accommodate your requirements).

Security deposit: A swipe of your credit card will be required upon arrival to hold as a security for damage, etc. This will be destroyed on your departure.

Your responsibilities: The party must treat the property itís furniture, fittings, utensils and other facilities with respect. This is a NON SMOKING property and we do not allow pets. Any loss or damage must be reported immediately to the contact number available in the home. The applicant may be able to replace any or make good any breakages or damage to our satisfaction. If this is not possible then the owner of the house reserves the right to withhold any monies from the security deposit for the replacement or making good of the said damage from any member of the party. Losses greater than the amount taken for the damage deposit will be deducted from your Credit Card, but you will be notified prior to the monies taken. Any dispute with regards to damage must be made in writing to the above address. If upon arrival you notice something is damaged/broken/missing then please notify us immediately.

Please note that in order to keep the apartment in good condition maintenance work is carried out on the property as and when required, we try to do while it is unoccupied but this is not always possible. Therefore please note that we may need to enter the property during occupation to carry out essential works, but we will always contact you beforehand to arrange a convenient time and disruption will be kept to a minimum.


Parking: No vans or commercial vehicles are allowed. There is an allocated space for 1 car belonging to the apartment.

Cleaning: The property will be cleaned prior to your arrival and after you have departed. The apartment is serviced weekly for any stays longer than 1 week. All linen and towels are included at no extra charge. Although the property will be cleaned after your departure it must still be left in an orderly state and all dirty kitchen utensils should be cleaned or left as tidy as possible. Should the property require extensive cleaning then we reserve the right to withhold monies from the security deposit to cover extra cleaning charges.

Problems: Any complaints related to the accommodation must be made verbally to us, during your stay if possible, so that if possible the issue can be corrected during your stay.

The owner, or their representatives will not be liable for:

Any loss or delay caused by force majeure (eg strikes, floods, conditions over which they have no control)

Any loss due to noise or disturbance from anywhere within the vicinity of the rental property

Any personal injury, death, accident or loss or damage to persons or personal effects however caused

Any equipment or features that may not be available due to breakdown, prior guestís misuse, etc and we reserve the right to withdraw any equipment/feature that we wish

Booking/cancellation: A 25% non-refundable deposit is required upon booking and the full payment is required 8 weeks prior to your arrival. Any additions or alterations to the booking form must be notified in writing by the applicant. Any bookings made less than 8 weeks prior to the date of arrival we will require payment in full immediately. Bookings cancelled 1 month or more prior to date of arrival will be liable to 50% of the total booking fee, any cancellations made less than 1 month prior to date of arrival will be liable for the total amount.

 

ACCESSIBILITY STATEMENT

The apartment is a ground floor apartment. on a single level. There are carpets and  wooden floors throughout.

Access from the car park to the apartment is all on one level.

Pick up/set down is about 5m from the front door of the building, and the dedicated parking space that is allocated to the apartment is around 20m from the front door.

A short corridor leads to the apartment front door. The corridor has a push-button timed security light.

The apartment is an open-plan layout. The kitchen has a breakfast bar, and the lounge has 2 large sofas.

There are 2 double bedrooms. There is overhead and individual reading lighting in both bedrooms.

The master bedroom has an en suite bathroom with shower accessed over a step a wash hand basin and WC

The second bedroom has a private bathroom with a wash hand basin, WC and bath.
